Jaipur Real Estate Market Outlook 2026–2031
Introduction: Is Jaipur entering its next phase of real estate growth?
Jaipur has evolved from a predominantly heritage- and tourism-driven city into a growing urban centre supported by residential expansion, industrial activity, education, healthcare, commercial development and improving transport infrastructure.
Between 2026 and 2031, the city's property market could be shaped by three major forces:
Infrastructure expansion: Jaipur Metro Phase 2 and road connectivity improvements could influence the attractiveness of selected locations.
Expansion towards the urban periphery: Buyers are exploring plotted developments, apartments, villas and integrated townships beyond established neighbourhoods.
Changing buyer preferences: Homebuyers increasingly compare connectivity, lifestyle amenities, developer credibility, construction quality and long-term usability rather than location alone.
The outlook is supported by measurable indicators. According to reporting on the National Housing Bank's RESIDEX, Jaipur's housing price index increased from its 2017–18 base of 100 to 142 in the latest data reported in May 2025. This represents a 42% increase in the index, although it should not be interpreted as a 42% increase in every property's market value.
More recent market activity also points to an expanding development pipeline. An independent analysis of Rajasthan RERA's public project register reported 455 project registrations in Jaipur district during 2025, compared with 260 in 2024. Its count for 2026 stood at 235 through 22 September 2026. These figures indicate substantial development activity, but registrations measure new projects, not completed homes, actual sales or price appreciation.

BhumiWise's view: Jaipur offers a credible long-term property research opportunity, but the market should not be treated as one uniform investment zone. Returns will depend on the exact locality, purchase price, infrastructure delivery, legal status, end-user demand and supply of competing properties.
